Purpose and Track Record
TAS believes that real estate development presents an opportunity to address social inequity and sustainability challenges. They believe that greener, more inclusive and diverse communities are good for society and their bottom line.
TAS began as a custom home builder in the early 1980s and was celebrated as an industry leader for designing and building homes that focused on quality and livability. Since transitioning into mixed-used high-rise development in the early 2000s, TAS has identified attractive development opportunities with entitlement lift, executed value-add repositioning strategies and completed five (5) major projects. Today, TAS manages a best-in-class private equity platform based on the concept of multipurpose capital: impact that amplifies financial returns for investors, and vice versa. TAS has entitled, developed and completed real estate projects totalling over $900 million in asset value, and has delivered a gross equity multiple of 3.2x to investors.
Investment Opportunity and Target Beneficiaries
TAS LP 3 is a closed-end diversified real estate fund with a 10-year life that offers the opportunity to invest in the thriving GTHA market while achieving a broad range of impact objectives. The fund will build on the company’s proven track record of exceptional returns, on a risk-adjusted basis, supplying the capital required to expand its existing pipeline of projects and generate broad social impacts through a multi-purpose investment platform.
The fund will acquire four (4) to six (6) urban residential and mixed-use development sites located in the GTA — the fastest growing region in Ontario, with population projections estimating an additional 2.6 million residents between 2019 and 2046. Communities across the region will need to accommodate this incredible growth with thoughtfully designed new residential, commercial, cultural, and community spaces that will serve the evolving needs of today and tomorrow.

Case Study
TAS’s project at 299 Campbell Avenue in the Junction Triangle, a partnership with BentallGreenOak, is a great example of their approach in action.
Back in 2017, TAS hosted a series of community conversations to learn all about what locals loved most about their neighbourhood, what might be missing and what kinds of services and amenities could help make it an even better place to live. These learnings helped shape the design of a 240,000 square foot 14-storey project that will include 236 new purpose-built rental homes specifically designed for multigenerational families of all types and sizes. It also inspired a unique partnership with the Toronto Public Library, which will operate a new branch from the building’s ground-floor that serves and adds value to its local community. 200 Campbell Avenue is under construction today and occupancy is anticipated in early 2022.
